1) What should we collect before approving a blower motor purchase?
Require two photos in every work order: the motor label and the equipment nameplate. Then require the purchase request to include motor model number, HP, and voltage from the label. This single policy eliminates most wrong-part orders and reduces second visits.
2) A tenant says “heat works but airflow is weak.” Is the blower motor failing?
It might be, but weak airflow can also come from restriction (filter/coil), duct issues, or controls. Have a qualified technician verify restrictions and confirm the blower is receiving the correct call and voltage. Once inputs and airflow path are confirmed, motor/module failure becomes a clearer diagnosis.
3) If the blower doesn’t run at all, how do we avoid misdiagnosis?
A non-running blower can be caused by safety interlocks, missing control signals, board issues, or harness problems. Require the technician to confirm stable inputs and connections before condemning the motor. This prevents purchasing parts that won’t solve the issue.
4) Why are intermittent blower complaints common in rentals?
Because connectors and wiring harnesses are stressed by vibration, repeated access, and frequent filter changes. A loose pin or partially seated connector can mimic a bad motor. A quick harness inspection can prevent unnecessary replacements.
5) The replacement motor runs, but speed/airflow is wrong. What should we do?
Don’t reorder immediately. “Runs but wrong airflow” often points to setup/wiring/tap configuration or control mismatch. Use the correct troubleshooting guide first. If still unresolved, re-check compatibility using the motor label and Serial Lookup.
6) Can you ship directly to the property or tenant location?
Yes. Many property teams ship to an office or maintenance shop to reduce delivery issues. If shipping to a unit/building, include access and receiving notes so the package isn’t delayed or returned.
7) How do we standardize ordering across many properties?
Create an SOP: two required photos, required motor label fields in the purchase request, and Serial Lookup for unclear cases. Store “approved motor references” by building and equipment model so repeat replacements are fast and consistent.
